
La Jolla remains one of San Diego’s most distinctive real estate markets, but the latest numbers show why buyers and sellers need to look beyond the headlines.
As we head into fall 2026, homes are still commanding premium prices, yet buyers appear to have more negotiating room than they would in a market where nearly every property sells at or above asking.
What Is Happening With La Jolla Home Prices?
Redfin reports that for the three months ending August 2026, the median sale price in La Jolla was approximately $2.39 million, down 4.3% from the same period a year earlier. The median price per square foot was approximately $1,010. (Redfin)
Realtor.com uses a somewhat different dataset and methodology. Its August report showed a median sold price of approximately $2.56 million and a median listing price of approximately $3.09 million. (Realtor)
That difference is a good example of why I don’t recommend valuing a La Jolla property from one online statistic.
La Jolla includes everything from condos and smaller attached properties to ocean-view estates and highly specialized luxury homes. A handful of high-end transactions can also have a meaningful effect on market statistics.
How Quickly Are La Jolla Homes Selling?
Redfin reported a median 32 days on market for the three months ending August, compared with 38 days during the same period last year. It also reported that homes sold for an average of approximately 97.5% of list price. (Redfin)
Realtor.com reported a median 47 days on market for listings in August and characterized La Jolla as a balanced market, with homes selling for roughly 3% below asking on average. (Realtor)
The two sources measure the market differently, but they point to a similar takeaway: La Jolla buyers are active, but pricing still matters.
La Jolla Is Not One Market
This is especially important in La Jolla.
A home in the Village should not automatically be compared with a property in the Shores, Muirlands, Bird Rock or another part of 92037 simply because the ZIP code is the same.
Realtor.com’s August data illustrates the difference. Median listing prices ranged from approximately $759,000 in La Jolla Village to $5.57 million in La Jolla Shores, with Muirlands at approximately $5 million. (Realtor)
Property type matters just as much. Condos, townhomes, detached homes, ocean-view properties and luxury estates can each behave differently.
What This Means for La Jolla Buyers
For buyers, the current market may provide opportunities to negotiate—but that does not mean every seller will negotiate.
Redfin reported that only 16.7% of La Jolla homes sold above list price in August, while approximately 24.3% of listings experienced a price reduction. (Redfin)
Before writing an offer, I would look carefully at the property’s days on market, pricing history, recent comparable sales and current competing inventory.
A home that has been sitting for several weeks may call for a very different strategy than a well-priced property that has just come on the market.
What This Means for La Jolla Sellers
For sellers, this is not a market where I would recommend simply choosing an ambitious price and waiting.
La Jolla buyers tend to compare properties closely, particularly at higher price points. When a property is priced correctly and presented well, it can still attract strong interest. When the price gets too far ahead of the market, buyers may wait.
The first few weeks on the market remain important. Your pricing should reflect not only past sales but also the homes buyers can choose from right now.
So, Is La Jolla a Buyer’s or Seller’s Market?
I would describe the answer as property-specific rather than market-wide.
The latest data suggests a more balanced environment, but the experience of someone shopping for a La Jolla condo can be very different from someone looking for a coastal estate.
That is why I prefer to analyze La Jolla at the neighborhood, property-type and price-range level before advising a client on an offer or listing strategy.
