Carmel Valley Real Estate Market Update — August 2026

The latest Carmel Valley housing data shows something important: detached homes and attached homes are behaving very differently right now.

That is why I would not look at one overall 92130 median and assume it tells the whole story.

According to the Greater San Diego Association of REALTORS® August 2026 Local Market Update, detached homes remain relatively tight on inventory, while condos and townhomes are giving buyers noticeably more choice.

Detached Homes in Carmel Valley

In August 2026, the median sales price for a detached home in 92130 was $2,575,000, down 6.4% from August 2025. However, year-to-date pricing tells a different story: the median through August was $2.6 million, up 1.2% from the same period last year.

Detached homes received an average of 99.5% of their original list price in August, compared with 95.3% a year earlier. Inventory was especially tight, with just 1.2 months of supply, down from 2.4 months in August 2025.

Homes took an average of 38 days to sell, slightly longer than the 33 days reported a year ago.

For buyers, that combination means there may still be competition for well-priced detached homes, particularly when inventory is limited.

Condos and Townhomes Tell a Different Story

The attached market looks softer.

The median sales price for condos and townhomes in August was $1,215,000, down 3.1% from August 2025. But year-to-date, the median price was $1,035,000, up 3.8% from the same period last year.

The more noticeable change is inventory.

Attached homes had 3.8 months of supply in August, compared with 2.4 months a year earlier—a 58.3% increase. Inventory of attached homes for sale rose from 32 to 44 year over year.

Days on market improved somewhat, falling from 50 days last August to 42 days this August, but sellers received about 97.3% of original list price, compared with 99.5% for detached homes.

That tells me attached-home buyers currently have more room to compare options and potentially negotiate than detached-home buyers.

What Buyers Should Know

If you are shopping for a detached home in Carmel Valley, limited inventory is still an important factor. A home that is priced well and shows well can attract attention quickly.

If you are considering a condo or townhome, you may have more choices and more negotiating leverage than you would have had a year ago.

Either way, I would look closely at:

  • recent comparable sales
  • days on market
  • price reductions
  • HOA costs
  • Mello-Roos, if applicable
  • competing inventory in the same price range

The type of property you are buying matters more than the overall ZIP-code headline.

What Sellers Should Know

For detached-home sellers, the low 1.2-month inventory level is encouraging. But pricing still matters.

Even in a low-inventory market, buyers are very aware of value and will compare your home with recent sales and active competition.

For condo and townhome sellers, the increase in inventory means presentation, condition and pricing are even more important. With more options available, buyers can afford to be more selective.

Is Carmel Valley a Buyer’s or Seller’s Market?

For detached homes, current inventory still leans strongly toward sellers.

For attached homes, the market is more balanced and gives buyers more breathing room.

That is exactly why I would not describe Carmel Valley with one simple label right now.

The better question is:

What type of property are you buying or selling, and what is happening in that specific segment?
